These Terms and Conditions refer to the Hivo platform, whether operated as a website or mobile application (hereinafter referred to as the “Platform,” “Website,” or “Application”).

Accessing, registering with, or using the Platform is subject to these Terms, in addition to all applicable laws and regulations in the Kingdom of Saudi Arabia.

Your use of the Platform constitutes your explicit, final, and unconditional acceptance of these Terms. Such acceptance becomes effective from the date of your registration or first use of the Platform.

Hivo reserves the right to amend or update these Terms at any time without prior notice. Your continued use of the Platform following any amendment constitutes implicit acceptance of the updated Terms.

First: Platform Definition and Role

These Terms constitute a legally binding agreement between you and Hivo.

The Platform enables Guests to search for and book accommodations and allows Hosts to list their properties and provide hosting services.

Hivo does not own, manage, control, or operate any accommodation units or hosting services and is not a party to any direct contractual relationship between the Guest and the Host.

The Privacy Policy and Payment Policies form an integral part of these Terms.

Second: Guest Terms

1. Searching for Accommodation

Guests may search using available criteria, including:

  • Type of accommodation

  • Location

  • Stay dates

  • Available filters

Search results are displayed based on relevance to selected criteria. Hivo does not guarantee that results will fully meet the Guest’s expectations.

2. Booking Conditions

Upon completing a booking, the Guest agrees to comply with all Host-specific terms, including:

  • Cancellation or modification policy

  • Check-in and check-out times

  • Available services

  • Any additional requirements stated on the listing page

3. Booking Confirmation

Receipt of a booking confirmation constitutes final acceptance by the Guest of all applicable terms and policies. The Guest is responsible for reviewing booking details before confirming.

4. Booking Modification or Cancellation

Bookings may be modified or canceled in accordance with the Host’s approved cancellation policy. The Guest may not request modification or cancellation where the Host’s policy does not permit it.

5. Late Arrival or No-Show

Guests must communicate with the Host in case of delayed arrival.

If check-in becomes impossible due to reasons attributable to the Guest, the booking may be canceled without refund unless otherwise stated in the Host’s policy.

Third: Payment and Cancellation

  • The Guest must pay the full booking amount or any required deposit.

  • Certain bookings or promotional offers may be non-refundable and non-modifiable.

  • Additional fees may apply for early check-in or late check-out.

  • In case of delayed departure, the cost of an additional night may be charged.

  • Bookings may be managed through the “My Bookings” section or by contacting customer support.

Fourth: Compensation

Hivo may, at its sole discretion, compensate the Guest in the following cases:

  • The unit is unfit for use.

  • Essential facilities are unavailable.

  • The unit is not clean.

  • The Host refuses handover without legitimate justification.

The following conditions apply:

  • The complaint must be submitted within one hour of check-in.

  • Compensation shall not exceed the total amount paid for the booking.

Fifth: Disclaimer of Liability

  • Hivo does not guarantee the availability of all requested amenities.

  • Use of the Platform is at the user’s own risk.

  • Hivo shall not be liable for:

    • Technical malfunctions

    • Data loss

    • Injuries or accidents

Sixth: Prohibited Conduct and General Provisions

Users agree not to:

  • Make fraudulent bookings

  • Misuse the Platform

  • Publish unlawful or offensive content

  • Infringe intellectual property rights

  • Attempt unauthorized access

  • Upload viruses or malicious software

Hivo reserves the right to take appropriate action in case of violations.

Seventh: Breach of Terms

In the event of a violation of these Terms, Hivo reserves the right to:

  • Issue a warning

  • Remove violating content

  • Suspend or terminate accounts

  • Cancel bookings

  • Initiate legal proceedings

Eighth: Intellectual Property Rights

All Platform content is protected under applicable intellectual property laws. No content may be used, reproduced, or distributed without prior written consent from Hivo.

Ninth: Indemnification and Liability

Users agree to indemnify and hold Hivo harmless from any losses or damages resulting from:

  • Misuse of the Platform

  • Violation of these Terms

  • Damage caused to accommodation units

Tenth: Final Provisions

  • Guests must provide accurate information during registration.

  • Guests agree to receive communications via email or SMS.

  • These Terms are governed by the laws of the Kingdom of Saudi Arabia.

  • The courts of Riyadh shall have exclusive jurisdiction over any disputes arising from these Terms.

  • Users may contact Hivo through official support channels for inquiries or complaints.
